We specialize in Metal Building design

This means we take your layout and fit a Metal Building to match it.

We then focus on any large cost saving opportunities.

Lastly, we review what portions of your design would be changed for future options.

When your building arrives, we handle any replacements or shortages from the manufacturer & When your installer runs into more questions, we’re here to help.

All Metal Buildings use similar materials, but not all Metal Buildings are the same.

Metal Buildings are the best industrial building option. Anytime you need additional durability, longevity, or a large clear space, Metal Buildings are the answer.

Smaller projects can still benefit from a Metal Building design. Upfront costs simply need to be balanced with installation and finishing. While a wood structure can sometimes cost less upfront, they bring a different set of issues. Besides, longevity and maintenance, wood building designs can also not be price protected.

One great aspect of Metal Buildings – All quotes & preliminary design information are always free. Unlike other building materials, we use specialized software to create our preliminary designs. This allows us to quote a project without paying an architect or engineer to first draw plans.

Design Basics

Buildings over 5,000 square feet benefit the most from a Metal Building design.

Industrial Metal Building beams easily span large spaces & longer building lengths give us the opportunity to maximize efficiencies, multiplying the savings. We specialize in large scale Metal Building value engineering. We balance material costs while streamlining labor and scheduling.

Buildings under 2,000 square feet can still be cost effective.  Be aware that smaller buildings skew square foot prices. For example, it costs the same to deliver a 1,200 square foot building as a 5,000 square foot one.  If the building is DIY or a small shed building, a VersaTube design could be best. Buildings under 30 foot in width & less than 16 feet tall benefit the most from this lighter gage structure.

Design Process

First, we’ll ask you a series of questions about which Metal Building options you want to include.

Second, we’ll look at potential design conflicts & review any alternates you want to compare.

We then calculate many similar versions of your potential building to confirm we have the best potential design. Once the basic building design has been assessed, we will look at any requested alternates.  Many alternates can impact costs differently when combined, so it is important to narrow down potential options as much as possible.

We will provide preliminary sales drawings whenever possible. In the event that your building does not fit the standard design models, we will provide an illustrated sketch with your quote.

Your quote will always list the design loads and codes along with the additional collateral load the quoted building is designed for. It will include the types of frames, panels and trims in addition to any accessories & alternate options you’ve requested.

At any time during the design process, if you want to make a change, anything is possible.  It is important to finalize anything that could impact your building design prior to placing an order.

We are happy to suggest value engineering options upon request & regularly work with general contractors to streamline the construction procurement and installation process.

Once you are happy with your design, we can place your building order.

Budgeting Basics

Years ago, we were able to work off of standard square foot costs. In today’s market, prices can change rapidly, so it’s important to finalize your building design as quickly as possible.  Once you are happy with your design, we can start looking at costs.

First, you’ll need to determine where your building is going & who is going to install it for you. While it’s not required to have already chosen an installer, it’s helpful to have a plan in place. Building costs are always based on a specific site. This is necessary not only for shipping costs, but also to help determine the wind & snow loads required.

We then need to choose the specific size & layout we want to budget. For example, a 10,000 square foot box could be 100’ x 100’ or 50’ x 200’. Both have the same roof coverage, but depending on the other aspects of the building, one design will cost significantly less than the other. One simple factor is the amount of wall panels and framing. The 50’ x 200’ requires 25% more walls. On the other hand, if you have a very large collateral load, the 100’ width will cost significantly more.

It’s important to remember that the complexity of the Metal Building will effect the material cost significantly.  Programming software can easily handle standard box designs, so these buildings get the best discount from the manufacturer. While any design is possible in a Metal Building, custom fabrication of specialty items, raise the complexity rate of a design.

Delivery date & complexity are key factors often overlooked. It’s important to remember that a price is for a specific design, location and delivery date.

For those who are unsure if they are ready to jump in, we recommend rough budgets. These are very loose numbers. They are generalizations of past projects that encompass many potential variations. These work best when a client give us their budget number and we essentially work backwards.

For those who are ready to start, but not 100% certain on what options they want to pursue, we recommend hard budgets. These are similar to our standard quotes, but are for clients who are not yet ready to place an order. Unlike rough budgets, these use current hard bid prices. We just simplify the process to speed up the turnaround time.

Whether you are looking for a budget or a quote, remember that narrowing your options will always speedup the process & while the material package is only a small part of your total building cost, it’s important to finalize design; otherwise, minor issues that could have been easily addressed in the design phase, can create expensive consequences later in the field.

For a full list of options, check out our ALTERNATES section.

Procurement Process

First, we’ll confirm all elements of your building, including any special design requirements. We will then create preliminary sales drawings or a finalized sketch for you. Once you confirm that everything is how you want it, we require a 35% payment to submit your building order to the manufacturer. This initiates your final building design.

After the building order is entered into the manufacturer’s system, we will be given an estimated delivery date. All prices are fixed for a specific design, location & date. It is important to remember that any changes we make, including delaying the delivery, will affect the building price.  Full cancellations can only be guaranteed within 48 hours of ordering. Once engineering & drafting have begun, any cancellation will include these charges.

The design phase of your project takes between 3 – 6 weeks typically. This depends on the complexity of your building & the current engineering backlog. Once the manufacturer’s engineer has finished your reactions, you’ll receive your building design package. This set of calculations will be given to your choice of structural engineer to design your foundation.

After the design phase is completed, you will receive a complete set of Metal Building plans & your building will move into the shop fabrication line. Your 35% fabrication payment is due at this time. Two weeks prior to your estimated delivery date, your building will be scheduled for shipping. The final payment is due prior to this release for shipping.

When your building material arrives, follow all unloading and safety regulations as outlined in your Metal Building plans & notify us immediately if anything is missing. In the rare event that damages occur in transit, photos must be taken & the damages noted with the driver prior to unloading.

The procurement process for a lighter gage VersaTube building is similar with a few noted variations. Please head over to our dedicated VERSATUBE page for more information.
